<p>We see it every winter.Â People forget or simply neglect to take protective steps regarding their home&#8217;s plumbing system in advance of cold weather.Â We get called after the damage is done.Â The repairs can get expensive.Â Here&#8217;s what you can do to prevent emergency calls to us this winter.</p>
<p><strong><span style="color: #0000ff;">Disconnect Garden Hoses</span></strong></p>
<p>The water left in a garden hose can freeze and expand up into the faucet and internal piping leading to frozen and broken pipes.Â  Broken pipes are never fun.Â  Broken pipes inside walls are disasters.</p>
<p><strong><span style="color: #0000ff;">Close Dripping External Faucets</span></strong></p>
<p>If an outside faucet won&#8217;t shut off, call us.Â  The pressure from frozen water inside the faucet can cause cracks, which result in major leaks.</p>
<p><strong><span style="color: #0000ff;">Close Interior Shut Off Valves to Outside Faucets</span></strong></p>
<p>Some houses allow for homeowners to shut off the flow to outside faucets.Â  If yours does, shut off the flow and open the outside faucet to drain water from the line.</p>
<p><strong><span style="color: #0000ff;">Cover Exposed Faucets</span></strong></p>
<p>Easy to install, insulated exterior faucet covers are available at any home center, though some will run out during the first cold snap.Â  Use these covers to protect exterior faucets.</p>
<p><strong><span style="color: #0000ff;">Wrap Exposed Pipes</span></strong></p>
<p>If you have exposed pipes in unconditioned space, such as a garage, attic, or crawlspace, they should be wrapped at a minimum.Â  If there is any risk these pipes might freeze, use heat tape to keep them above freezing.Â  If you need us to install the heat tape for you, call.Â  It won&#8217;t take us long or cost a lot.Â  Certainly the cost of preventative measures like this is far less than the cost and damage from a burst pipe.</p>
<p><strong><span style="color: #0000ff;">Use Disposals As Intended</span></strong></p>
<p>In the winter people cook more inside and use disposals more.Â  Remember, disposals should be used with cold water.Â  The water should be running before the disposal is turned on and the disposal should be on before food is introduced.Â  Continue running cold water for a few minutes after the disposal is finished to clear the drain.Â  Of course, don&#8217;t put grease or fat down the drain, which will eventually stop your drain completely.Â  And don&#8217;t put tough to grind food, like poultry skin, in the disposal.</p>
<p><strong><span style="color: #0000ff;"><a href="http://www.nixcoplumbing.com/blog/wp-content/uploads/2010/11/Winter-News-Family-sled.jpg"><img class="alignleft size-large wp-image-1584" title="Winter News - Family - sled" src="http://www.nixcoplumbing.com/blog/wp-content/uploads/2010/11/Winter-News-Family-sled-1024x739.jpg" alt="" width="270" height="194" /></a>Other Maintenance</span></strong></p>
<p>Unless you have a tankless water heater or a maintenance-free water heater (one that automatically keeps the tank stirred), sediment will build up on the bottom of the tank.Â  The sediment impedes the water heater&#8217;s performance at any time of the year, but especially in the winter since the water heater is working harder.Â  The sediment can also cause corrosion, shortening the life of the tank.Â  Every year you should have the sediment flushed out of your water heater during plumbing maintenance.</p>
<p>If your water heater is old and located in unconditioned space, like a garage or attic, consider wrapping it in an insulated water heater blanket.Â  This reduces the &#8220;standby&#8221; temperature loss of the tank during cold weater.</p>
<p>If you have a sump pump, this also requires maintenance. Â If the pump is located where it might freeze due to extreme cold, additional heat should be supplied with heat tape or heat cables.</p>
<p>Finally, while it&#8217;s not plumbing, you should clear the debris from your gutters and downspouts before freezing weather arrives.Â  Otherwise, leaves and debris might block water, which can freeze and damage your gutter system.</p>

Maybe your idea of a sump pump is a dirty, smelly pit and the only time you really see it is when it fails and your basement or crawl space is full of water. Many times sump pumps are installed by do-it-yourself homeowners or contractors who are not full-time waterproofers. Either scenario can leave you with a sump pump that isn&#8217;t as good as it could be.</p>
<p>Sump pumps are made so when water reaches a certain level, a lever is tripped which turns the pump on. The pump takes the water and moves it out of the basement or crawl space via a discharge line. This line goes outside the home and brings the water away from the house.</p>
<p>A common issue with sump pumps is that the water they carry comes from within the ground. So that means the water has dirt in it which can clog pipes and pumps over years of use. The worst part is, this could happen any time of the day and odds are you won&#8217;t be in your basement or crawl space to hear it or see it. That means the pump would stop working and water would back up into your home, potentially causing water damage.</p>
<p>This scenario can be avoided with two tools. Some sump pumps on the market have a secondary sump pump in the same basin – if the first pump does not turn on for any reason, the second one will kick on and start pumping water. Also, during periods of heavy rainfall, having a secondary sump pump gets water out of the basement at a faster rate.</p>

If you guessed the basement sump pump you are dead wrong, because it is always the kitchen and the master bedroom. Its just human nature. However; you won&#8217;t be enjoying a nice meal or a good nights sleep if your basement sump pump fails and the basement is left filled with water.</p>
<p><em>Look the System Over</em></p>
<p>This is why maybe one of the first things that you should examine in your home is the sump pump in the basement. Look it over very closely and also see if it has a backup system. Is it a cheapo pump that is prone to break downs, or does it look like it has too many years on it? Also, if there is a backup pump you should take a good look at it as well.</p>
<p><em>Do Some Research</em></p>
<p>Be honest with yourself, because if the basement sump pump is going to fail on you, it will do it the most inopportune time possible, right in the middle of a sever storm in the middle of the night. Another good idea is to find out if the area that you live in is prone to power outages. If this is so then you may want to convert to a water powered pump system.</p>

<p>An Appleton man is stuck with a $15,000 bill after learning his homeowners insurance won&#8217;t cover major flood damage to his basement.</p>
<p>&#8220;I would have been happy to have just a little bit of water in here,&#8221; Matt Mangin remarks.</p>
<p>It&#8217;s not often that someone would prefer to have rain in the basement, but for the 25-year-old homeowner it would have been a much cheaper option.</p>
<p>&#8220;Right as I was leaving the room, the wall just fell in and knocked over the hot water heater, and that sprayed water everywhere.&#8221;</p>
<p>After torrential rain last week, his basement wall collapsed &#8212; raining brick, earth, and water into his home.</p>
<p>&#8220;At that point I just went into like a state of shock and thought we have to get everybody out of here.&#8221;</p>
<p>Mangin says he immediately called his insurance agent, but the next day he learned his homeowners insurance policy doesn&#8217;t cover any of the damage, leaving him with yet another dreaded surprise and a $15,000 bill.</p>
<p>Mangin admits he didn&#8217;t know exactly what&#8217;s in his policy. &#8220;I would assume most people don&#8217;t,&#8221; he said. &#8220;People always think, oh, you have insurance and you figure you are covered.&#8221;</p>
