Sadly, many homeowners find out the hard way that their sump pump is not working properly. The water table rises beyond a controllable level and hydrostatic pressure begins forcing water through floor cracks and floor/wall joints. The outcome is increased moisture levels inside the basement, which can lead to poor indoor air quality conditions, and in severe cases can lead to standing water filling up inside the basement causing havoc and misery.

The most important thing homeowners with basement waterproofing systems (sump pumps, basement drainage, etc.) can do is complete regular factory recommended maintenance. Regular maintenance should include removal of debris and obstructions from the sump liner and any cleaning of filters or screens that are attached to the sump pump. It is recommended that drains and sump pump systems are flushed with hot water regularly. This ensures that any debris or iron bacteria colonies do not build up and become obstructions to the flow of water. Do not run any type of hazardous cleaning chemicals (bleach, ammonia, detergents, etc.) through any drain or sump pump systems.

Cost

The total cost of the work should be disclosed to you before the company begins any plumbing. Mason residents are entitled to know what a plumbing company will charge them for the work they are going to perform. You wouldn’t undergo surgery without know what it was going to cost you, would you? Or ask your mechanic to install a brand new transmission in your car without making sure that you were both in agreement about how much it would cost would you? You shouldn’t be asked to agree to any plumbing work without first knowing how much it will cost.

On-Time Track Record

No one is perfect, but if a company is going to call themselves professionals, they ought to be able to adhere to the schedule they set for themselves.  There’s nothing wrong with being a few minutes behind schedule, but blatantly being late is a no-no. If indeed they are going to arrive late, they should at least have the common courtesy to call you and inform you that they are running behind schedule. Not only is it the polite thing to do, it will give you the opportunity to reschedule their visit if you aren’t able to hang around and wait for them.

Clean Respectable Technicians

As a paying customer you should expect that the technicians who show up on your doorstep will be clean, neatly dressed, and handle themselves in a courteous and respectable manner. Having a uniform is a plus, but even without one, their clothes should be worn correctly, and they should be clean and odor-free. It’s your choice, but if they show up at your door looking like the typical technician so often portrayed in movies to do your plumbing, Mason citizens have the right to not allow them inside of their homes.

Clean Work Area

The technicians should keep the area they are working in as neat as possible. This doesn’t mean that everything will look tidy and organized, but at the same time, there shouldn’t be empty packaging, drinking cup or tools strewn about, either.  In addition to keeping their work area clean, the area should look the same when they leave as it did when they arrived; except of course for any newly installed or repaired plumbing. Mason residents and their homes should always be treated with respect.

There IS Sump-thing You Can Do About Your Sump Pump!

If you live in Warren, Hamilton or Butler County chances are you have a sump pump

(or maybe even TWO sump pumps) in your basement.  We have plenty of rivers, streams and ponds. We get plenty of rain each year…and at times, that rainfall can be very sudden and intense.

The upshot is we have some of the moistest soil in the world. It’s inevitable that some of that moisture is going to find its way into your basement, especially during the rainy season or after a snow-melt. A sump pump is one of the most reliable means for removing excess water and keeping your basement dry. But sump pumps also pose a number of problems for homeowners. Here are some of the most common sump pump problems you may experience and some of the things you can do to fix, prevent or minimize.

Sump Pump Not Running

Make sure the sump pump unit is plugged in. Though this seems basic, it is not uncommon for the sump pump plug to get disconnected as the unit vibrates and responds to water flow. Next, check for blown fuses. Major appliances like furnaces and sump pumps are usually on their own circuits, so make sure the breaker is turned on. Look for the sump pump’s GFI switch to see if that has been tripped.

Sump Pump Not Removing Water

When your sump pump runs but isn’t moving any water, the problem could lie with the float. Check to see if the float is stuck. Then lift it out, remove the outer case, and clear the screen. Debris often settles at the bottom of the sump basin and can get trapped, which impedes the float device. You might try placing the float up on bricks or cinder blocks so it is not resting directly on the well floor. If none of this helps, you may need to call a professional to check for clogs or blockages somewhere else in the system.

Sump Pump Power Outage

Sump pumps run on electricity, so a power outage could impact your unit. It’s wise to invest in a battery back-up, a gel pack system that provides power to the sump pump for days without any input from your home’s main electrical source. These are a great idea if you plan to be out of town, as there’s nothing worse than returning from vacation to a home that’s been flooded.

Improper installation and sizing is also another leading cause of sump pump problems. Always used licensed contractors to do any kind of installation work. Not only are they trained to install, service, and repair sump pump units properly, but you’ll have a guarantee of work in case something goes wrong with your sump pump.

We see it every winter. People forget or simply neglect to take protective steps regarding their home’s plumbing system in advance of cold weather. We get called after the damage is done. The repairs can get expensive. Here’s what you can do to prevent emergency calls to us this winter.

Disconnect Garden Hoses

The water left in a garden hose can freeze and expand up into the faucet and internal piping leading to frozen and broken pipes.  Broken pipes are never fun.  Broken pipes inside walls are disasters.

Close Dripping External Faucets

If an outside faucet won’t shut off, call us.  The pressure from frozen water inside the faucet can cause cracks, which result in major leaks.

Close Interior Shut Off Valves to Outside Faucets

Some houses allow for homeowners to shut off the flow to outside faucets.  If yours does, shut off the flow and open the outside faucet to drain water from the line.

Cover Exposed Faucets

Easy to install, insulated exterior faucet covers are available at any home center, though some will run out during the first cold snap.  Use these covers to protect exterior faucets.

Wrap Exposed Pipes

If you have exposed pipes in unconditioned space, such as a garage, attic, or crawlspace, they should be wrapped at a minimum.  If there is any risk these pipes might freeze, use heat tape to keep them above freezing.  If you need us to install the heat tape for you, call.  It won’t take us long or cost a lot.  Certainly the cost of preventative measures like this is far less than the cost and damage from a burst pipe.

Use Disposals As Intended

In the winter people cook more inside and use disposals more.  Remember, disposals should be used with cold water.  The water should be running before the disposal is turned on and the disposal should be on before food is introduced.  Continue running cold water for a few minutes after the disposal is finished to clear the drain.  Of course, don’t put grease or fat down the drain, which will eventually stop your drain completely.  And don’t put tough to grind food, like poultry skin, in the disposal.

Other Maintenance

Unless you have a tankless water heater or a maintenance-free water heater (one that automatically keeps the tank stirred), sediment will build up on the bottom of the tank.  The sediment impedes the water heater’s performance at any time of the year, but especially in the winter since the water heater is working harder.  The sediment can also cause corrosion, shortening the life of the tank.  Every year you should have the sediment flushed out of your water heater during plumbing maintenance.

If your water heater is old and located in unconditioned space, like a garage or attic, consider wrapping it in an insulated water heater blanket.  This reduces the “standby” temperature loss of the tank during cold weater.

If you have a sump pump, this also requires maintenance.  If the pump is located where it might freeze due to extreme cold, additional heat should be supplied with heat tape or heat cables.

Finally, while it’s not plumbing, you should clear the debris from your gutters and downspouts before freezing weather arrives.  Otherwise, leaves and debris might block water, which can freeze and damage your gutter system.

Sump pumps are made so when water reaches a certain level, a lever is tripped which turns the pump on. The pump takes the water and moves it out of the basement or crawl space via a discharge line. This line goes outside the home and brings the water away from the house.

A common issue with sump pumps is that the water they carry comes from within the ground. So that means the water has dirt in it which can clog pipes and pumps over years of use. The worst part is, this could happen any time of the day and odds are you won’t be in your basement or crawl space to hear it or see it. That means the pump would stop working and water would back up into your home, potentially causing water damage.

This scenario can be avoided with two tools. Some sump pumps on the market have a secondary sump pump in the same basin – if the first pump does not turn on for any reason, the second one will kick on and start pumping water. Also, during periods of heavy rainfall, having a secondary sump pump gets water out of the basement at a faster rate.

Look the System Over

This is why maybe one of the first things that you should examine in your home is the sump pump in the basement. Look it over very closely and also see if it has a backup system. Is it a cheapo pump that is prone to break downs, or does it look like it has too many years on it? Also, if there is a backup pump you should take a good look at it as well.

Do Some Research

Be honest with yourself, because if the basement sump pump is going to fail on you, it will do it the most inopportune time possible, right in the middle of a sever storm in the middle of the night. Another good idea is to find out if the area that you live in is prone to power outages. If this is so then you may want to convert to a water powered pump system.

An Appleton man is stuck with a $15,000 bill after learning his homeowners insurance won’t cover major flood damage to his basement.

“I would have been happy to have just a little bit of water in here,” Matt Mangin remarks.

It’s not often that someone would prefer to have rain in the basement, but for the 25-year-old homeowner it would have been a much cheaper option.

“Right as I was leaving the room, the wall just fell in and knocked over the hot water heater, and that sprayed water everywhere.”

After torrential rain last week, his basement wall collapsed — raining brick, earth, and water into his home.

“At that point I just went into like a state of shock and thought we have to get everybody out of here.”

Mangin says he immediately called his insurance agent, but the next day he learned his homeowners insurance policy doesn’t cover any of the damage, leaving him with yet another dreaded surprise and a $15,000 bill.

Mangin admits he didn’t know exactly what’s in his policy. “I would assume most people don’t,” he said. “People always think, oh, you have insurance and you figure you are covered.”
